iCapannini is located on the hill outside the Etruscan village of Mazzola. It is just 5 km far from the historic town of Volterra and in an hour drive from Pisa international airport. San Gimignano, Sienna and Florence are all in easy reach, as well as the golden beaches of the Tuscany coast.
Although works have been started, Stucco Developments can still offer iCapannini today for only 1.8 million euros with design and construction package to complete this bespoke property to your own specification. This provides an excellent opportunity to reduce the transfer tax costs, achieve a significant capital gain on the completed property and develop the house of your dreams.
Some History
The house at iCapannini originally belonged to the Viti family, who has owned farming land and property in and around the village of Mazzolla for hundreds of years. Benedetto Giuseppe Viti was an alabaster merchant who traveled the world selling his wares, opening shops, taking part in fairs and auctions. He took the alabaster product, crafted by the skilled artisans and sculptors, from Volterra to America and beyond. Whilst alabaster may no longer be the main source of local employment today, it is still a distinctive feature of the culture and history of the area. Benedetto invested in property in and around Mazzolla and Volterra. He purchased the sixteenth century Incontri-Viti Palazzo in 1850 which the family converted into the Museum celebrating the art and history of alabaster.
The land surrounding iCapannini is still owned by the Viti family who farm arable crops with sustainable organic methods in empathy with the land and environment. When iCapannini was acquired for development, this philosophy was taken forward with the incorporation of sustainable construction and energy efficient techniques. By harnessing inexhaustible sources – wind, sun and earth, and local sustainable resources, iCapannini Developments’ aim is to reduce impact on our planet by creating a carbon-neutral home.
